Proposed Construction Schedule
This document outlines the anticipated timeline for the upcoming development project, describing each major phase, key milestones, and the critical dependencies that will drive progress. The schedule is intended to guide stakeholders, contractors, and the project management team through the sequence of activities from groundbreaking to final handover.
1. Project Overview
The project comprises a mixeduse building with 150 residential units, retail space on the ground floor, and underground parking for 80 cars. The total builtarea is approximately 120,000sqft. The construction contract is a lumpsum, designandbuild arrangement, and the target completion date is 30months from the start of site preparation.
2. Schedule Summary
The schedule is organized into six primary phases. Each phase includes a set of activities, a duration estimate, and notable deliverables.
| Phase | Duration (Weeks) | Start Date | Finish Date | Key Milestones |
| PreConstruction | 6 | 01Jun2026 | 12Jul2026 | Permits received, Mobilization complete |
| Site Work & Foundations | 12 | 13Jul2026 | 04Oct2026 | Excavation finished, Pile caps placed |
| Superstructure | 28 | 05Oct2026 | 30Apr2027 | Floor slabs topped out, Roof deck completed |
| Building Envelope | 10 | 01May2027 | 09Jul2027 | Fenestration installed, Waterproofing tested |
| Interior FitOut | 20 | 10Jul2027 | 04Dec2027 | Mechanical, electrical & plumbing roughin, Finish work commenced |
| Commissioning & Closeout | 8 | 05Dec2027 | 30Jan2028 | System testing, Final inspections, Occupancy permit |
3. Detailed Phase Descriptions
3.1 PreConstruction (Weeks 16)
During this preparatory period the project team secures all required permits, completes final design reviews, and establishes site office and laydown areas. Key actions include:
- Submission and approval of building and zoning permits.
- Utility coordination with the municipal provider.
- Developing a healthsafety plan and site logistics plan.
- Mobilization of equipment, fencing, and temporary utilities.
3.2 Site Work & Foundations (Weeks 718)
The focus shifts to earthworks, shoring, and foundation construction. Critical tasks are:
- Clearing, grading, and establishing stormwater control.
- Excavation to a depth of 20ft for the underground parking levels.
- Installation of temporary shoring and dewatering systems.
- Placement of reinforced concrete pile caps and grade beams.
- Quality control testing of concrete strength and embedment.
3.3 Superstructure (Weeks 1946)
Structural framing proceeds floor by floor. The schedule assumes a fasttrack method where mechanical and electrical services are installed concurrently with concrete pours.
- Formwork, reinforcement, and concrete placement for each slab.
- Steel erection for lateral load resisting system.
- Installation of temporary bracing and climbform systems.
- Weekly concrete testing and structural inspections.
- Topout of the structural frame at Week46, marking the end of the primary structural work.
3.4 Building Envelope (Weeks 4756)
With the structural skeleton complete, the exterior envelope is sealed to protect interior work from the elements.
- Installation of curtain wall and window units.
- Application of external cladding and roofing membrane.
- Waterproofing of balcony slabs and roof deck.
- Airtightness testing and corrective sealing.
3.5 Interior FitOut (Weeks 5776)
Interior construction proceeds from the bottom up, with roughin of MEP systems followed by finishes.
- Roughin of HVAC ducts, electrical conduit, and plumbing risers.
- Installation of fireprotection sprinkler system.
- Drywall, plaster, and interior partitions.
- Tile, carpet, and ceiling system installation.
- Installation of fixtures, appliances, and tenantspecific finishes.
4. Critical Path and Risk Management
The critical path runs through the foundation, superstructure, and building envelope phases. Delays in any of these activities directly affect the overall project duration. Key risk mitigation strategies include:
- Contingency allowances: A 10% time buffer is built into the superstructure schedule.
- Concurrent work: Overlapping MEP roughin with structural pours where feasible.
- Supplier agreements: Lockedin pricing and delivery windows for steel and curtainwall panels.
- Weather monitoring: Use of realtime forecasts to adjust earthwork and concretepour schedules.
5. Monitoring and Reporting
Progress will be tracked weekly through earnedvalue analysis and a cloudbased project dashboard. Core performance indicators include:
- Schedule performance index (SPI) target1.00.
- Percentage of criticalpath activities completed on time.
- Number of safety incidents (goal: zero recordable incidents).
Monthly reports will be distributed to the owner, architect, and key subcontractors, highlighting completed milestones, upcoming tasks, and any schedule adjustments.
6. Conclusion
The proposed construction schedule balances efficiency with realistic allowances for weather, procurement lead times, and safety requirements. By adhering to the defined milestones and maintaining proactive risk management, the project team is positioned to achieve substantial completion by the end of January2028, allowing the client to commence occupancy and leaseup activities promptly.
